June 2,2011 - Dare to be Different!
I was walking my neighborhood this morning and was admiring the imagination that went into developing it. My understanding is that it was developed by a guy named Williams. There are landscape islands in the streets, old-fashioned looking street lamps, wooden “Watch for Ducks” signs, ponds with fountains, tennis courts, etc,. The subdivision is called Crescent Forest and is located directly behind Lowes at the corner of Ridge and Little in New Port Richey. This is a very small subdivision with about 50 homes. What I really appreciate about this development is that every house is different. These homes are in the 2000-3000 square foot range so, we’re not talking Avila here. We have front porches with wood railings and bench swings; some have siding, some stucco, some are a combination of siding, stucco, and brick. There are 2-story homes with round bump outs, pointed roofs, and wrap around porches. People will actually sit outside on their front porch! Imagine that… I could go on and on.
The reason I write this is that maybe that is part of the answer to get the residential market going again. Instead of bulldozing everything in site to create a parking lot building development, and every home being virtually the same with a slightly different floor plan and a slightly different elevation, maybe we should mix it up a little. Do we really not have enough time to plan some customization for every home owner? Maybe let someone else build the army barracks Pintos and Gremlins for the drones (we’ll ignore the fact that there are few English speaking workers in these developments – but hey, it ain’t their responsibility to hire American workers, right? Just get it cheap, right?) Sorry, I had to throw that in there. Sounds like a potential marketing campaign to me…. Don’t be a Drone who buys a Pinto built by foreigners! What’s an extra twenty grand right now on a 30 year mortgage; about a hundred bucks a month? I know, I know…. They can’t get the extra financing or, it may not appraise… Maybe we need a little more creative thinking? Maybe a local group of investors hold a 2nd note. Maybe the builder holds a 2nd note? There is cash out there.
I invite anyone to check out my neighborhood to get the juices flowing. It’s gated so just call me and I’ll get you in. I promise I won’t try to sell you anything. I just think we need to mix it up a little. When and if it gets back to more than what can be handled effectively and efficiently, it can be re-evaluated.
Just some random thoughts from a plumber who’s trying to keep it going.
